Kilcunda Cottage - Terms & Conditions/House Rules

Thank you for choosing to book your holiday with Kilcunda Cottage, please ensure you read the information below to ensure your stay is enjoyable. All bookings are accepted on the basis that you have read, understood and agree to abide, and be bound, by the following Terms and Conditions and House Rules. By proceeding with this booking, you acknowledge and accept these terms and conditions. Please contact us if you require any further clarification on any of these terms and conditions.

Deposit and Cancellation. 50% deposit at time of booking, with balance payable 7 days prior to arrival. Deposit will only be refunded if accommodation can be re-booked.

Check-In Time: 4.30pm. an early "check-in" (prior to 4:30pm) maybe possible. Please contact us, a couple of days prior to your arrival to see if this option is available.
Check-Out Time: 4.00pm. please ensure you are cleaned up and have vacated the Cottage prior to this time. Late checkouts will be charged at full daily rental without exception.

Smoking. Inside the Cottage is Smoke Free, without exception, please use the front or rear decks.

Keys. Upon final payment in full, we will issue you with a code for the keysafe (that is valid for the period of your holiday). All guests are responsible for the safekeeping of keys and call out fees is payable if a replacement key is required. All keys are to be returned to the keysafe on your departure.

What To Bring. The cottage is fully self-contained, however linen and personal requisites are not provided. Unless otherwise stated on our info sheet or website, you will need to bring QS sheets(top & bottom) &/or single bed sheets X 3(top & bottom), pillowcases, towels, bathmats, etc. Whilst we have small quantities of washing powder, detergents, soap and toilet paper, it is expected that you will need to bring supplies depending upon your length of stay.

Cleaning. All cottage bookings are accepted on the basis that all holiday occupants will treat the property with the same respect as their own home in accordance with the House Rules annexed. Any additional cleaning expenses will be invoiced to you without further notice if the Rules are not complied with. Extra charges which may apply:

  • Cleaning/and or putting away of crockery, cutlery pots, pans etc. - $50 (minimum)
  • Cleaning of BBQ - $50 (minimum)
  • Removal of any animal waste - $50 (minimum)
  • Loss of keys - AT COST
  • Damages and/or Breakages - AT COST
  • Removal of excess rubbish. - $50 (minimum)
  • Bins will not be collected if they are overflowing, nor will bags be collected. Please take any excess rubbish with you.
  • General requirements.

  • Guest and Visitors must comply with all House Rules, Council By-Laws and owners instruction during their stay
  • Guests must notify the property owners of any disputes or complaints from neighbours as soon as is practicable.
  • Number of Occupants Unless otherwise previously agreed with us, the cottage must only be used for private, residential usage only and to accommodate the number of guests stated on your booking request. No functions or parties may be conducted at the Property under any circumstances. Exceeding the stated number of guests will result in a termination of your Booking and you being required to vacate the cottage immediately without refund. Additional caravans, motor vehicles, motorcycles and the erection of tents are strictly prohibited, without prior written permission.

    Gatherings or functions. The Property is not a "party house" and any such activities are strictly prohibited and any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.

    Visitors. Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times and guests are responsible for ensuring that Visitors comply with these House Rules.

    Noise and Residential amenity

  • Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy
  • Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions
  • Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.
  • Damage & Breakages. Whilst you are in occupation, you are fully responsible for all breakages and damage caused to the Property, its furniture fittings, or any consequent loss suffered by the Property Owner. Any such breakages, damage or loss must be reported IMMEDIATELY to the Property Owner and either replaced to the satisfaction of the Property Owner, or paid for prior to departure.

    Repairs. I/We agree to permit all repair and/or service personnel to enter the Property for the purposes of conducting any repair, service or maintenance deemed necessary by the Property Owner.

    Personal Property. Please remember to take your personal property and belongings with you upon your departure as the Property Owner accept no responsibility whatsoever for any such items left behind.

    Security. Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.

    Garbage and recycling. Guests and Visitors are to dispose of garbage and recycling in accordance with Basscoast Shire regulations, in the allocated bins, and excess rubbish must not be left in public or common areas.

    Parking. Guests and Visitors are to comply with parking regulations and show consideration to neighbours and other vehicles, please park in the driveway and avoid parking on the lawn areas

    Telephone/Internet Services. I/We acknowledge that, telephone and internet access is not available to the holiday accommodation. Please check your mobile services provider whether local access is available.

    Emergency Contact & After Hours Assistance. For urgent after hours assistance, please call Peter 0418587362 or Melanie 0425736185 . A call out fee may apply in these circumstances.

    On departure arrangements

  • Please clean floors, tables, benchtops and dishes and leave the cottage in a clean & tidy condition for the next guest.
  • Please lock the front and back doors and re-install any window rods removed during stay.
  • Place the key back in the key-safe and turn OFF all the power switches in the meter box.
  • Please check you have turned the BBQ gas off @ the bottle & BBQ vinyl cover is replaced.
  • If the rubbish bins have anything in them, please position them at the roadside for collection on Tuesday.
  • Compliance

  • Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
  • The Owner reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.
  • Disclaimer

    I/We hereby acknowledge and agree that the Property Owner/Agent will not be held responsible nor liable for:

  • any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused whilst I/we are in occupancy of the holiday accommodation due to my/our failure to comply with the Terms and Conditions or House Rules.
  • any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused due to negligence on my/our/their part.
  • any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused as a result of insects or wildlife in or around the holiday accommodation site.
  • All occupants are to take specific care at all times within this rural area and requested not to approach any such wildlife under any circumstances.
  • any noise, disturbance or inconvenience caused as a result of renovation/building/road works being carried out in or near the vicinity of the holiday accommodation.

  • Any property descriptions or advertising materials are to be viewed as a general guide only. The Property Owner will not be held responsible or liable for any deficiency in the holiday accommodation or its furniture/fittings. The Property Owners reserve the right to cancel any holiday accommodation bookings at any time.

    Pets. The Property Owner is not responsible for the confinement of your pet. I/we agree that we will abide by the additional terms and conditions detailed in Doggie Do's and Don'ts below.

    Doggie Do's & Don'ts

  • All dog droppings must be removed from premises prior to departure.
  • Your dog must not under any circumstances be taken inside the premises.
  • The owner of the dog is liable for any damage caused to the premises or resulting loss suffered by the property owner.
  • It is the occupiers responsibility to ensure their dog is suitably restrained within the rear yard of the premises.
  • A barking or aggressive dog will not be tolerated under any circumstances and may result in the termination of your booking.
  • If there is found to be any infringement relating to any of the above, The Property Owner has the right to request immediate vacation of the premises without refund.
